Charles focuses on real estate developments and front-end construction work. He is a trusted legal advisor to clients acquiring, developing, leasing or disposing of real estate, or undertaking construction projects, in New Zealand.

Charles advises on real estate transactions, including acquisitions and divestments, commercial leases, ground leases, project development and finance. He also advises on construction contracts, professional services agreements, and construction financing arrangements.

He is able to quickly grasp complex technical and commercial information, and brings a level of commercial awareness and common sense to providing legal advice.

Acquisition of new build premium office development
Advised the purchaser on the forward purchase (including OIO consent), development and leasing of the premium-grade building at 136 Fanshawe Street, Auckland, expected to be the largest value single commercial office building real estate acquisition in 2021.

Acquisition of commercial leasehold interests in Auckland CBD
Advised a real estate investment firm on its acquisition via a joint venture of a stake in the leasehold interests in respect of two commercial buildings, comprising a nine-level building and an eight-level building, in the Te Tōangaroa precinct in Auckland CBD.

Acquisition of new build premium office development
Advised the purchaser on the forward purchase (including OIO consent), development and leasing of the premium-grade office building at 155 Fanshawe Street, Auckland. This was the largest value single commercial office building acquisition in 2020.

Acquisition of commercial high-rise building
Advised the purchaser of the commercial high-rise at 2-14 Wakefield Street, Auckland, the existing AUT Arts Faculty and all aspects of its redevelopment.

Acquisition of 46 Sale Street
Advised the purchaser on all aspects of its acquisition of new office building at 46 Sale Street, Auckland.

Advised Abano Healthcare on construction contracts for building work at dentistry practices operated by Lumino the Dentists in New Zealand.

Advised Costco on the construction contract and related development matters for its warehouse at Westgate, Auckland.

Advised IKEA New Zealand on the development and leasing of a new logistics warehouse with Auckland International Airport as developer and landlord.
