Karl is an experienced real estate lawyer with extensive experience acting for clients across a large number of industries, including the office, retail, industrial, forestry and primary industry sectors. He advises clients on all transactions relating to commercial real estate, including acquisitions, disposals, development and leasing. He has significant experience on the property-related aspects of large scale corporate and banking transactions as well as successfully guiding clients through New Zealand’s complex overseas investment regime.

Karl takes a commercial approach to transactions and provides clients with strategic advice on any property-related challenges that arise. Clients find Karl approachable and value the ease of working with him - even in high pressure situations.

Work highlights

One NZ (formerly Vodafone NZ)
Advised One NZ on the property aspects of the sale of its passive mobile tower business for NZ$1.7 billion. This included a comprehensive vendor due diligence exercise in relation to more than 1,500 tower sites.

Mainland Poultry
Advised Mainland Poultry on the significant sale and leaseback of its portfolio of poultry farms and processing facilities. This included intensive negotiations on with the purchaser in relation to purchaser/landlord funding arrangements for the development of new barn facilities at some of their key sites.

Aquila Capital Timber Investment Fund
Advised Aquila Capital Timber Investment Fund on the acquisition of several forestry estates in New Zealand, leading a Bell Gully team on the due diligence, acquisition and OIO approval aspects of those acquisitions.

Ampol
Advised Ampol on the real estate aspects of its NZ$2 billion acquisition, by way of scheme of arrangement, of NZX-listed petroleum retailer Z Energy, and its subsequent divestment of its petroleum distribution business Gull New Zealand.

Invesco Real Estate fund
Advised Invesco Real Estate fund on its acquisition, and day to day leasing, of a large Auckland office building.

Irongate Property Fund
Advised Irongate Property Fund (formerly known as the Investec Property Fund) on the purchase of the Majestic Centre, Wellington (Wellington’s iconic office tower) as well as providing legal advice on the day-to-day leasing and management of the building.

GIC Real Estate acquisition
Advised GIC Real Estate, Singapore’s sovereign wealth fund, on its joint venture with Goodman Property Trust investing in a portfolio of 6 significant office buildings in Auckland’s Viaduct Quarter, including the Air New Zealand and Fonterra Head Offices.
